This guide is not all-inclusive, and is not intended to replace the ACC Covenants, By-Laws, Guidelines and standards or amendments disclosed in CCA homeowner documents. It is simply a reference point to begin your research. It is always best to refer to the ACC Guidelines or contact the Architectural Control Committee Chair for more detailed information.
Replacement Windows:
- Replacement windows can be wood, vinyl, aluminum.
- Replacement windows must have muntins (i.e., mullions or divider strips) and approximately the same number of glass panes as original windows.
- Trim around the window frame can be wood or vinyl cladding. Trim must be approximately the same color as original or a CCA Board approved color. The Board may approve of a color that matches the palette for that same street.
- White trim around replacement window frames and sashes is prohibited.
- The window frame (including sashes and muntins) must match original trim color OR be ivory, light beige, light taupe, light gray, white, or off-white.
Fences:
- Replacement or repair of fence must match style and height of existing fence.
- Use of materials other than pressure treated wood must be approved by the CCA Board.
- Staining of fences with a clear preservative does not require approval from the board.
- Fences may not be painted.
Decks:
- The design, size, materials and color of all new or replacement decks must be approved by the CCA Board and Fairfax County.
- Use of materials other than pressure treated wood must be approved by the CCA Board.
- The board shall consider approving new decks to be constructed of man-made materials such as Eon in "Cedar", Trex in "Brasilia Burnished Amber", or "Saddle", and Veranda in "Tropical Jacoba".
- Staining of fences or decks with a wood-tone stain such as Wolman Stain or other stain brand in "Light Cedar" or "Cedar" requires pre-approval from the board. Samples of these materials and colors can be viewed at local home improvement stores of via the CCA Architectural Control Chairperson.
- Staining of decks with a clear preservative does not require approval from the board.
- Decks may not be painted.
- Ball-caps, Tiffany styled or copper caps on the posts of decks are not permitted.
- Lattices or other scaffolding attachments on decks are not permitted without CCA Board approval.
Storm Doors:
- All storm doors must be full-view
- Storm doors must be the same color as front door, with the exception of Sutton Oaks Lane, where storm doors must be brown. Exceptions must be approved by the CCA Board.
- Storm doors can never be white or have an anodized aluminum finish.
Replacement Siding:
- Replacement siding must be the same design and approximately the same color as original siding.
- The CCA Board may approve color and design in same palette for street where home is located.
Shutters:
- Shutters must be the same size, design, and color as original unless approved by CCA Board.
